Specific commercial details must be supplied before you agree to a service or stay. Browsing this website does not by itself form a management agreement or a confirmed accommodation booking. Mandatory legal rights remain applicable.

Your service agreement

These general terms explain how Rissie’s Host Management works with property owners and service clients. Your written quotation or management agreement identifies the service provider, property, selected package, start date, scope, fees, spending authority and termination arrangements. Review and accept those details before work begins. An enquiry alone does not appoint us as your manager.

Packages and included services

Package 3 is Remote Co-Hosting at 12% commission; Package 4 is Full Guest Management at 18%; and Package 5 is Premium Full Management at 22%. Packages 1 and 2 are individually quoted once-off listing services. Package 6 is temporary cleaning cover. The selected package and agreed scope determine the services provided. Any additional work must be agreed separately.

Commission and payment

The management agreement must specify the revenue on which commission is calculated, treatment of platform fees, cleaning charges, refunds and cancellations, any applicable tax, payment dates and the handling of guest receipts. The displayed percentages do not settle those details. We will confirm them before you commit. Platform charges and property running costs are separate unless expressly included in the agreed quote.

Cleaning and guest-paid fees

Cleaning is separately quoted after considering the property’s size, condition, clutter, linen requirements and turnaround needs. An agreed cleaning fee may be collected from guests as part of the booking total and disclosed before confirmation. The owner remains responsible for approved cleaning invoices, including any shortfall in guest collections. Packages 4 and 5 include cleaning coordination, not cleaner labour, laundry or supplies.

Emergency cleaning cover

Package 6 is available to owners outside Packages 4 and 5, including Package 3 clients. The price is the quoted cleaning cost plus a 20% coordination fee, with a minimum coordination fee of R150 per turnover. The percentage applies to cleaning cost, not accommodation revenue. Availability, access, timing and the checklist must be confirmed. Laundry, purchased supplies, deep cleaning and extra work are quoted separately where required.

Toiletries and other supplies

Choose whether to provide your own toiletries or use Rissie’s purchasing, stocking and replenishment service at an additional quoted fee. Owner-supplied stock must be available for the agreed turnover. Restocking coordination does not mean products are included in the management commission.

Owner responsibilities

Provide accurate property information, authority to offer the accommodation, agreed access and necessary platform permissions. Keep the property maintained and suitable for guests, arrange appropriate insurance and attend to applicable property requirements. Tell us promptly about owner stays, direct bookings, defects or unavailable dates. Package 3 owners retain responsibility for cleaning, maintenance, check-in and on-site assistance.

Contractors, expenses and urgent issues

Contractor labour, repairs, parts and call-outs are separate costs. Approval limits and any authority to spend on urgent work must be recorded in the management agreement. We coordinate work within that authority and communicate material issues. Support hours and attendance arrangements are agreed; the packages do not promise automatic 24-hour attendance or guaranteed response times.

Performance and service concerns

Pricing and listing work aim to support your hosting, but do not guarantee occupancy, search ranking, reviews or income. Contact Clarise promptly about a service concern so it can be investigated and a fair remedy discussed. Nothing here removes rights or remedies that applicable law does not allow parties to exclude.

Changes, cancellation and handover

Package changes, cancellation charges and notice periods must be set out in the accepted agreement, subject to applicable law. No fixed cancellation penalty is created by this webpage. If services end, agree a handover covering future guest bookings, platform access, keys, records, outstanding approved costs and any money held. Changes to this webpage do not retrospectively change an existing agreement.

PRIVACY

Your personal information

Enquiry and booking details are used to respond, arrange the requested service or stay, and manage related records. Share only information needed for your request. The stay request form prepares a WhatsApp message; it does not itself save an enquiry to a booking database. The contact and property-estimate forms send your enquiry to our team and store it for follow-up. WhatsApp, booking platforms and the website host operate their own services and privacy practices.

Information should be shared only with people who need it to provide the agreed service, or where law requires it, and retained only for a lawful, necessary period. Contact Clarise about access, correction, deletion or objections, subject to legal requirements. You may also approach the Information Regulator. Separate marketing permission is not implied by a booking enquiry.
